New Build Apartments - Parking

Given that most people have access to at least one car, why are parking spaces an additional cost ?

Just be reading up on the TM development at Playa Flamenca near the Town Hall/Mercadona - Flamenca Village. 128 properties with 157 parking spaces. Apartments 2/3 bed 1/2 bathrooms €195,000 - €408,000. Parking space €7,000 - €11,000.

Some of the urbanisations that we know of have parking places that are purchased seperately from the property.

We know of three that are underground and when the owners sold their properties the parking spaces were sold separately and some never sold theirs at all and kept them.

That's ridiculous money for what amounts to a couple of lines marked out on the floor, but that's the going rate. !!

Seems like another nice little earner for the builders, although the website for this development seems to suggest that very few of the properties have actually been reserved.

The problem is if people do not want to purchase a parking space(s) then ultimately their car(s) end up parked on public roads, often when there is little street parking available.

You raise an interesting point about residents retaining the car space, having sold their properties. How are they covered insurance wise if something happened ? I assume as they no longer have a property, no longer pay any contributions to the community ?

If you have a separate car space then you have separate deeds. I presume the car park space which is included with a property doesn't have separate deeds so it would have to be sold with the property. We have a car space in a separate development and the underground car park is run completely separate from the apartments overhead. We pay €120 per annum "community charge" for the space and something like €40 town hall rates plus annual income tax. The monthly charge is for the usual insurance, lights, cleaning and the Vado sign. I think the Vado cost is levied per car space.

I personally know of someone who bought a double garage/ parking space next to our community, but didn't own property on that particular urbanisation. He paid community fees pro rata to the size of his parking place (s) which of course gave him a vote at the AGM. And when he moved he rented it out .. as I know several have. !!
Only in Spain, it seems, you can purchase a property on a development yet the parking spaces can be purchased as a seperate entity, but you are still regarded as a property owner on that community.

We had an Atlas outlet next to our urbanisation and they ‘bought’ 20 parking spaces for their employees. There were separate deeds but they were only given a voice at community meetings with no voting rights.
