The Ayuntamiento has released a sketch and details of the proposed renovation of the La Plasa market building. No costings have been done.

Society talks alot these days about whitewashing history, can you do the same with buildings I wonder ? La Plasa's frontage was probably iconic at the time of construction but it was what went on inside it or probably the lack of that attracted headlines for the wrong reasons. Will an external and internal remodelling bury the old La Plasa with the ghosts of Council problems associated with it of the past ?

This project will be one to watch. Really not sure how compatible the various types of uses put forward by the Mayor will be in practice in one building, but I guess time will tell.

The proposal, inspired by the Murcia Post Office Market, includes 12 restaurants that are added to the nine traditional stalls and privatizes the first and second floors with an events and leisure room, DJ and hours until three in the morning.

The project presented by the Murcian company Grupo Orenes to get hold of the concession of the management of the new gastromarket of La Plasa establishes a distribution of uses and services differentiated by floors with specific schedules, capacities and operating models, as explained to INFORMACIÓN by the Councilor for Commerce, Rosario Martínez Chazarra, and the mayor of Heritage and Finance, Domingo Paredes. For the project to become a reality, the Torrevieja City Council has first had to carry out a controversial operation to recover the surface right of the entire building for more than four million euros and investment of eight million more in the comprehensive reform of the property, Works in which progress is being made now. Martínez Chazarra and Paredes indicated that the forecast is that the remodeling will be ready by the end of this year and the market will open in February 2027.

The market will occupy the ground floor and the mezzanine or mezzanine – as they now call what was previously the first floor – with a total area of 2,080 square meters distributed in 1,326 m² on the ground floor and 754.02 m² on the mezzanine. It will house up to a maximum of 30 stalls, although the Grupo Orenes initiative reduces its number to 21.

These establishments will pay 35 euros per month per square metre, while the traditional ones, which already had a location in the previous market, will pay 9 euros per month per square metre. Orenes wants to have local hoteliers to incorporate them into the gastromarket.

The concept of the company that has been awarded the project is to locate a central drinks bar that organizes the distribution of the room and "improves the experience" and as a "great novelty" an operating model with table service, unified attention and room control.

Opening hours

The operating hours will cover the full day with five different slots: breakfasts, daily morning shopping, lunches at noon, "social afternoon with a dynamic atmosphere" and dinners with nightly gastronomic activity. The program includes "brunch" and product-themed events on weekends. The objective declared by Orenes "is to deseasonalize the activity to generate recurrence throughout the year" and that "people not only go to buy, but to stay". They assure that it will have a constant program of activities to generate "life throughout the year."

The mezzanine – what was previously the first floor of the building – expands the capacity of the building without saturating the main floor, according to the project presented. This level has spaces for groups and reserved rooms with capacity for 10 to 12 people. The intended uses include tastings and meetings of an "exclusive nature".

DJ weekends

The program incorporates musical ambience with a DJ from 5 p.m. to 3 a.m. on weekends. This level segments consumption with respect to the lower floor: informal consumption in the lower area and experiences aimed at adults in the upper area.

Second and third floors: event room

The PP government team already takes it for granted that a new file will be promoted to concession the management of the upper floors. Something that was only listed as an option in the concession of the gastromarket and one of the improvements that the bidders could propose - finally only Orenes' proposal has been presented, as INFORMACIÓN advanced.

In this proposal, the first floor is proposed as a modular event room. The space can host cultural events, presentations, corporate events and private celebrations. The level has a support kitchen, service bars and spaces configurable according to the capacity of each activity. Each event would generate direct consumption in the building by linking it to market services. Orenes explained that this proposal was born from a study of the lack of this type of offer in the center of Torrevieja.

Quality leisure for adults

The second floor is intended for "quality leisure for adult audiences". The space includes tables, a central area and reserved areas. The entertainment operates in the afternoon and evening (5-3 p.m.) and will incorporate DJs on weekends. The floor completes events and listening experiences. The design seeks to extend the stay of visitors in the building through a complete circuit: eating, socializing and leisure. The City Council clarifies that in none of the concessions it makes, apart from the company that has presented the proposal, the activity of games of chance and machines is allowed.

The Mercado de Correos promotes this adult leisure area on its corporate website as "the essence of the tardeo: more music, more tardeo, more parties, more nights".

Model

The model is based on the experience implemented by Grupo Orenes in other urban regeneration and gastronomic revitalization projects, as specified in the project. The document presents this model as a success story with three indicators: high attraction of visitors, generation of economic activity and revaluation of the urban environment.

According to him, it transforms the traditional market into a gastronomic space, a social meeting point, a cultural centre and a tourist economic engine, with a building that remains open throughout the day with a constant programme of activities that combine tradition and modernity.

The firm has proposed the contribution of an annual fee of 61,000 euros for the exploitation of the space, five thousand more per year over the minimum set in the specifications. In total 610,000 euros for the ten-year concession period. The design foresees open spaces, shared tables and areas for social interaction illuminated by skylights, reinforcing the idea of the market as a place of coexistence and collective experience.

The businesses that will privatize the first and second floors, announced before the reform began by Mayor Eduardo Dolón as exclusively for municipal use, will be installed after the opening of the gastromarket. In this concession, the City Council will reserve around thirty days a year for municipal activities.
